Final Reminder: Commonplace will move to a new project website at the end of this week

We will imminently be closing the Broadwalk Edgware Commonplace as we formally switch the project website to www.edgwaretowncentre.uk

All comments submitted to Commonplace have been taken into account as part of the developing proposals for the project, and have been recorded and archived. 

The new project website is already a popular resource for updates on the consultation and events, as well as for announcements on the new Edgware Town Centre. 

On the new project website, you can view details of the  Edgware Town Centre Community Fund, which will distribute £20,000 annually in grants of up to £3,000 for community-led projects operating in Edgware and the surrounding areas. You can find further guidance on the Fund available here.

Commonplace will shortly close for new project website

We will shortly be closing the Broadwalk Edgware Commonplace as we formally switch the project website to www.edgwaretowncentre.uk

The new project website was launched last year and is already a popular resource for updates on the consultation and events, as well as for announcements on the new Edgware Town Centre.

Commonplace has been a useful resource for consultations on the project to date, and many of you have taken the time to provide us with feedback using the platform. 

Before we close this website, we’d like to assure you that all comments submitted on Commonplace have been taken into account as part of the developing proposals for the project. All comments will be recorded and archived prior to the closure of Commonplace.

Change in date - Monthly Drop-in at the Meeting Room - Wednesday 7th February, 4pm - 7pm

As we continue our regular monthly drop-in sessions at the Meeting Room in the Broadwalk, we have taken the decision to change the timing of these, in response to feedback from the community. The monthly drop-ins will now take place on the first Wednesday of every month from 4pm to 7pm. This way we can make the drop-in sessions more accessible to the wider community who might be working during the day.

Our next drop-in session will therefore be taking place on Wednesday 7th February from 4pm - 7pm in the Meeting Room. We look forward to seeing you there and answering any questions you may have about the project.

January monthly drop-in session: Monday 8th January, 10am to 12:30pm

Thank you to everyone who has attended our consultation events over the course of this year. As we enter 2024 we will be continuing to hold our regular drop-in sessions each month in the Meeting Room, The Broadwalk Shopping Centre.

Our first drop-in session will now be on Monday 8th January, from 10am to 12:30pm.

We are continuing work to submit our outline planning application for Edgware Town Centre and we hope to provide a more detailed update on progress in the new year.

Thank You For Your Feedback

We would like to thank everyone who has taken part in our most recent public consultation on the proposals for Edgware Town Centre, whether that was attending one of our in person consultation events at the Broadwalk and across Edgware or by visiting our website and completing an online feedback form.

This feedback is an important part of the process and we welcome the significant level of engagement that we have had on the plans.

We have kept the consultation open for a further two months following the last of our in person consultation events in July to allow as many people as possible the opportuinty to have their say. As we now approach the submission of the application we have closed the online feedback form to enable us to review all the feedback received ahead of submission.

All current responses and information on the proposals will remain accessible on our website, however we will no longer be able to accept any further feedback form responses through the website.

Once the application has been submitted, Barnet Council will hold their own consultation and this will provide another opportunity for the local commmunity to have their say on the proposals for the future of Edgware Town Centre.

Ballymore and TfL are excited to invite the local community to our upcoming Edgware Summer Fair taking place from Saturday 26th August, 11am - 6pm, and Sunday 27th August, 11am - 5pm.

In celebration of 100 years of Station Road in Edgware we are inviting the community to join us for free arts and crafts workshops, makers market, street food and drinks, a vintage routemaster bus, skateboarding lessons, poetry writing and storytelling, circus skills workshops, face-painting, live music and much more.

    Over the last two years, Ballymore and Transport for London have been speaking with members of the local community about plans for the future of Edgware Town Centre, specifically focused on the redevelopment of the Broadwalk Shopping Centre, car park and the adjacent bus station and garage.

    After presenting our emerging masterplan proposal in March 2023, we are ready to show you how the designs have evolved and responded to feedback from the local community. Drop-in sessions will be held at the following dates and times:

    The Future of Edgware Town Centre – Online Business Forum

    Town centre businesses we want to hear from you!

    As part of our ongoing consultation with the local community we are hosting an online meeting specifically for businesses in the town centre.

    We appreciate that the local business community – whether that is business owners or employees – will have very particular priorities and questions about the future of Edgware Town Centre and what the development means for you.

    The Future of Edgware Town Centre – Residents Panel

    Ballymore and TfL are delighted to be a part of next week’s online panel discussion, chaired by Edgware ward member Cllr Lucy Wakeley, on the future of Edgware Town Centre.

    The Q&A Panel will be held on Wednesday 17th May from 18:00-20:00 and will give Edgware residents an opportunity to ask questions and learn more about the future of the town centre and upcoming opportunities, including our proposals but also around the Business Improvement District, Railway Hotel and wider town centre issues.

    The session will include panellists from Barnet Council, Ballymore, Transport for London, the Metropolitan Police and the Business Improvement District. It will be a great opportunity to ask any questions and provide your feedback on the future of Edgware Town Centre.

    May monthly drop-in session: Wednesday 10 May, 10am to 12:30pm

    Thank you to everyone who attended our latest consultation on the emerging Edgware Town Centre masterplan proposals in March. Your feedback will form a valuable part of the design process ahead of our final round of consultation.

    In order to ensure that we continue to engage with local community views going forward, we will be continuing to hold our regular monthly drop-in sessions on the first Monday of each month in the Meeting Room, The Broadwalk Shopping Centre.

    However, due to the bank holiday on the first Monday in May, our drop-in session for this month will now be on Wednesday 10 May, from 10am to 12:30pm.

    We will also be holding the final round of formal public consultation on our emerging masterplan designs in the coming months in the Meeting Room. Updates on this will be posted on here so please do keep an eye out.

    March 2023: Have your say on our proposals for the future of Edgware Town Centre

    Last year we introduced our initial ideas for the site and we want to thank everyone that attended a meeting or drop in session or provided feedback on the proposals. That feedback has helped to shape our plans and we now want to share further detail on our emerging masterplan for the site and invite you to have your say once more on the future of Edgware.

    Drop in sessions will be held at the following dates and times in The Meeting Room, inside the Broadwalk Centre:

    Upcoming Meeting Room monthly drop-in sessions, 2023

    We would like to wish you all a Happy New Year and all the best for 2023.

    We’re very much looking forward to seeing you again over the coming months and sharing our updated design plans with you. We will be continuing with our monthly drop-in sessions in the Meeting Room and wanted to give you a quick update as we have changed the day of our regular drop-in sessions.

    We will now be in the Meeting Room on the first Monday of each month for anyone who wants to come along and speak to us about your experiences of the Broadwalk and Edgware, and of course your aspirations for the future. However, this month there is a small exception as we will be in the Meeting Room next Tuesday 10 January between 10am-12:30pm, so feel free to come along and see us then.

    Over the coming months we will be at the Meeting Room on:

    Young artists at Edgware Primary School show their future for Edgware

    Earlier this week, we were excited to have pupils from Edgware Primary School present their ideas for the future of Edgware to the local community, as we opened a wonderful display of art at The Meeting Room at the Broadwalk Centre, open to the public from now until Thursday 8 December. 

    The launch of the Edgware Primary School Art Exhibition was organised alongside the team at Ballymore and Transport for London (TfL), along with architects Glenn Howells. Together with landscape architects Gustafson, Porter and Bowman, they will shortly be sharing updated proposals for a new Edgware Masterplan.  

    The children’s enthusiasm for what they want for their town centre was fantastic to see, and their creative ideas will remain on display for at the Broadwalk Centre until Thursday 8 December.   

    We even think that a new generation of architects and designers could be in the making after this art show! The children learnt a lot about design, architecture, and what it means to create great spaces for the future. 

    Don’t miss out on the opportunity to take a look at the fantastic artwork which will be on display in the Meeting Room in the Broadwalk Shopping Centre until Thursday 8 December!

    Ballymore partners with Transport for London to deliver renewal of Edgware Town Centre

    Ballymore and Transport for London (TfL)’s commercial property company, TTL Properties Ltd (TTLP) have formally committed to combine their landholdings in Edgware. Working with the London Borough of Barnet, they will deliver their shared vision of a reimagined town centre with a thriving high street on Station Road open to all.

    The 7.5-acre Broadwalk Shopping Centre, acquired by Ballymore in 2020, is key to unlocking the regeneration of the town centre. By working with TfL, which owns much of the neighbouring land including the bus station and bus garages, the project will be able to reach its full potential. The development will deliver an improved bus station as well as garages and will make it even easier to travel around Edgware while accessing the main shopping and residential areas. Ballymore will hold a majority stake in the strategic partnership. 

    The town centre is popular, diverse and valued, providing extensive shopping, cafes, restaurants and services for communities in both Barnet and the adjacent London Borough of Harrow.  Edgware’s local economy is largely reliant on the commercial success of its high street retailers and offices which, like many town centres and high streets nationally, have come under pressure leading to an increase in the closure of anchor shops and, in some areas, resulting in dilapidated building frontages and anti-social behaviour.   

    John Mulryan, Group Managing Director at Ballymore, said: “We have long been committed to partnerships, working successfully with organisations to create new homes and mixed-use communities across London. 

    “Edgware, with its amenities and public transport connections, is a town with huge potential, but the changing face of the high street requires a new approach. We are looking forward to collaborating with TfL and Barnet Council to deliver our shared vision of creating an outstanding place for modern urban living, with thriving commerce, new and integrated public spaces, improved connectivity and public transport, new leisure and cultural offerings and a variety of new homes.”  

    Peter Elliott, Head of Property Development at Transport for London, said: “We are delighted to be partnering with Ballymore and working with the local community to revitalise Edgware town centre. Together we will be delivering high-quality new homes and improved retail space alongside other benefits for the local community, including better transport facilities, public realm and community and leisure amenities.” 

    Since acquiring the site in 2020, Ballymore has undertaken extensive public consultation to gain a thorough understanding of local opinion on the existing town centre and its future, working with TfL. Furthermore, alongside the London Borough of Barnet, both Ballymore and TfL are founding members of a Town Centre Steering Group which seeks to improve the appearance, vitality and with a long-term ambition of establishing a business improvement district (BID), whereby the numerous local businesses can invest together to improve the local trading environment.  

    Stephen McDonald, Director for Growth at Barnet Council, added: “We are pleased to see this project take another step forward – a crucial part of the council’s overall plans to reinforce and enhance Edgware’s status as a major town centre to better serve the needs of those living and working here.”

    We wanted to let you know that we have extended the deadline for sharing your feedback on our emerging masterplan to Friday 26 August at 5pm. If you haven’t had a chance to comment on the initial ideas yet, you still have one more week!  

    After this, we will take the time to refresh our website and close the current surveys before we present more detailed proposals to you in the Autumn.  

    Don’t forget you can view the different themes across the project on our home page, and once you’ve had a read through we welcome you to fill in our feedback form.

    As we gear up for our next round of consultation, it’s time for us to refresh our website and close the current surveys before we present more detailed proposals to you in the Autumn.  

    This phase of consultation will remain open for comments and feedback until Friday 19 August at 9am, so if you haven’t had a chance to comment on the emerging masterplan there’s still time to share your feedback!  

    You can view the different themes across the project on our home page, and once you’ve had a read through it would be great if you could fill in our feedback form

    We’ll be sharing a summary of your feedback and what we have learned from this phase of consultation in the early Autumn, before we come back later in the year for our next round of consultation.

    Thank you for attending the March 2022 drop-in sessions on our initial masterplan ideas

    We would like to extend our thanks to those of you who attended our first round of public consultation events on our initial masterplan ideas last month. With around 300 people across the four sessions, we were delighted to see so many of you there!  

    The sessions were a valuable opportunity to meet you all and for our project team to introduce themselves in-person. It was great to hear your thoughts on our early ideas - we received a lot of really useful local insight, which will help shape our proposals as they develop.  

    We are now analysing your feedback and identifying key themes to ensure we address local needs and priorities. After this, we will be working hard over the next few months to update the designs, preparing to come back in the summer to get your feedback on how the proposals are progressing. 

    In the meantime, we will be back in  The Meeting Room on Sunday 3 April (10:30am-1pm)  and  Wednesday 6th April (10:00-12:30)  for our next monthly drop-in sessions, so please do pop along and see us if you were unable to come and see us in March.

    Reminder – Public consultation on emerging masterplan ideas

    Over the past couple of weeks, the project team have been delighted to be back in The Meeting Room for the first series of our public consultation events on our emerging masterplan ideas for Edgware Central. It has been great to meet so many of you, answer your questions and hear your thoughts on our emerging ideas and understand from your perspective what you would like to see in Edgware now and in the future.  

    On  Sunday 20 March at 11:00-15:00, we will hold the last drop-in session for March in  The Meeting Room (former Panacea unit near the Sainsbury’s entrance) in The Broadwalk Shopping Centre . If you have been unable to pop-in at all, we would love to see you there this weekend. 

    We hope that these sessions have been a valuable opportunity for interested members of the local community to meet the project team in person and learn a little more about some of the emerging ideas. We will be sharing all of the feedback we have received with our design team as your feedback will fundamentally inform and help shape their emerging plans for Edgware Central.

    Of course, if you are unable to attend in person, we have also uploaded all the information we have been sharing  here . Should you have any feedback to share on our emerging ideas, we would encourage you to complete the feedback form which can be found  here .

    Drop-in sessions will continue to be held in  The Meeting Room (former Panacea unit near the Sainsbury’s entrance) in The Broadwalk Shopping Centre, with three more sessions over the next two weeks, including our next drop-in tomorrow (Saturday 12th March). 

    We hope that these sessions will be a valuable opportunity for interested members of the local community to meet the project team in person, who will be on hand to answer any questions you may have on the emerging ideas.

    March 2022 drop-in sessions on emerging masterplan proposals at The Meeting Room

    We are delighted to announce the first round of public consultation events on the emerging masterplan proposals, taking place in March 2022.

    We will be holding the first of three rounds of public consultation on our proposals to redevelop the site, with four drop-in sessions scheduled to take place over the course of the month.

    Drop-in sessions will be held in The Meeting Room (former Panacea unit near the Sainsbury’s entrance) in The Broadwalk Shopping Centre on the dates below:

  • Thursday 10 March: 16:00-19:00
  • Saturday 12 March: 11:00-15:00
  • Tuesday 15 March: 16:00-19:00
  • Sunday 20 March: 11:00-15:00
  • This will be a valuable opportunity to meet the project team who will be on hand to answer any questions you may have on the emerging proposals. We do hope you’re able to pop in even if it is only for a short while.

    We will also be uploading the material from the drop-in sessions to this website closer to the time, so keep an eye out for that if you can’t make it to one of the sessions above.

    Please feel free to tell your friends, family and neighbours should they be interested in popping along – we’d love to see as many of you there as possible!

    Come visit our new website to have your say

    The Broadwalk Edgware team is committed to listening to the local community and giving you every opportunity to tell us what you want to see in Edgware.  

    That is why we have now launched the second phase of our Commonplace website and we want you to come and have your say.  

    Have your say! We are very much still in listening mode and have shared on our website the initial development principles that will help to shape our proposals for the Broadwalk and Edgware Bus Station. You can view and comment on each of these principles on our website, as well as a summary of your feedback so far, the timetable for what happens next and more information on our free to use community space at the centre, The Meeting Room.  

    We will be continuing to hold our regular monthly drop in sessions in The Meeting Room and will update our website throughout the process with new information as the proposals develop, so we encourage you to visit us both in person and online and share our website with friends, family and neighbours so we can hear from as many local people as possible.  

    We will also be holding a series of in person consultation events throughout 2022 to give you an opportunity to meet the team, ask questions and learn more about the proposals as they develop.

    Come and See Us at Edgware Community Carnival

    As part of Discover Barnet’s Summer Festival 2021, Barnet Council is hosting the first Edgware Community Carnival on 21st and 22nd August in the Broadwalk commuter car park.

    Showcasing local talent, Edgware's free to attend Community Carnival will feature live music from an array of local artists, local food and drink traders, a funfair for kids, workshops and activities for all ages, and more.

    The Carnival will run from 11am to 8pm on both Saturday 21st and Sunday 22nd August.

    There will also be an opportunity to speak to members of the TfL and Ballymore project teams about the future of the Broadwalk Shopping Centre and wider town centre, who will have a stand at the Carnival from 11am to 3pm on both days. Pop along and talk to the team and you could be in with a chance to win a £50 voucher to one of your favourite Broadwalk shops including Boots, JD Sports, New Look and Sainsbury's.

    In addition, members of the new Edgware Town Centre Partnership Group will be launching their ambitious plans to revitalise Station Road and the surrounding area. The ‘Edgware – Your High Street’ programme will include public realm improvements, high street events and activations, a new brand identity, support for businesses and the development of a new vision to animate the high street using an innovative arts and cultural programme to increase footfall and visitors to the town centre.

    Come and talk to us about the future of Edgware

    On Saturday 31st July and Sunday 1st August from 10am to 2pm, members of the Edgware Central team will be holding a community engagement session outside the entrance to the Broadwalk from the commuter car park. We will be on hand to give an update on emerging plans for the future of Edgware Town Centre and answer any questions you may have.

    There will also be a small selection of local street food stalls in the car park, from vegan sushi to Asian fusion, providing hungry and thirsty visitors with refreshments.

    Over the past nine months we have been speaking to the Edgware community, online and in-person to develop a better understanding of Edgware, its character, its history and its future. This is part of an ongoing process to help us to develop our plans for a mixed-use regeneration of the Broadwalk Centre and Edgware Town Centre.

    So, whether you’re keen to talk about what you think the future of Edgware should look like or just feeling hungry, make sure you stop by on Saturday or Sunday to chat.

    After holding our first drop-ins at our new community space in The Meeting Room last month, we wanted to remind you that we will be back again this Saturday and next Wednesday for anyone who wants to come along and speak to the project team about your experiences of the Broadwalk and Edgware and your aspirations for the future.

    Come see us in 'The Meeting Room' at The Broadwalk Shopping Centre

    Ballymore are delighted to announce that our new community space - The Meeting Room will be opening next week at the Broadwalk Shopping Centre.

    The Meeting Room is located in the former Panacea unit (unit 14) near the Sainsburys entrance to the shopping centre and will provide free to use meeting space for community groups alongside serving as an ongoing information point for anyone interested in Ballymore’s future plans for The Broadwalk. We also have a small exhibition of historic photos charting the changing face of Edgware town centre over the years.

    Ballymore are committed to putting the community at the heart of our development process and want to hear from you about your experiences of the Broadwalk, the town centre and what your aspirations are for its future. That’s why members of our team will be in the unit for two mornings a month going forward - the first Wednesday of every month and one morning on the first weekend of every month (alternating between Saturdays and Sundays). This will allow us to meet the local community and discuss the future of the Broadwalk and Edgware Town Centre.
